Beachside versus mainland

Beachside New Smyrna, the streets between the Indian River and the ocean around Flagler Avenue, has older cottages and newer builds packed close together. Pools there are small, often unscreened, and constantly topped up with sand from the beach a block away. The salt air corrodes pool equipment sooner than anywhere else we work.

On the mainland, Venetian Bay and the newer communities along State Road 44 have larger screened pools built in the last two decades. The equipment is newer but the sun is just as hard, and the screens collect pollen in spring like everywhere else in the county.

Vacation rental pools

A big share of New Smyrna homes are rentals, and a rental pool has to be right on check in day every single time. Guests don't know the chemistry and they don't brush the walls. Between stays, the water needs to be tested, adjusted and cleaned, and the equipment needs a look because renters find the buttons.

We work with owners and managers on schedules that line up with bookings, and we send a note after every visit so an owner who lives somewhere else knows the pool is ready.

Storms off the ocean

Coastal storms push wind and rain harder here than inland. After a big blow a pool can be full of debris and low on chlorine in a single day. If a storm surge reached the pad, the motor and the panel need to be checked before power goes back on.
