Downtown and the older neighborhoods

Sanford's historic district and the streets around it, Sanford Avenue, Park Avenue, the bungalow blocks near the riverwalk, have homes from the early nineteen hundreds. Pools behind those homes were added later and squeezed into small lots under old oaks and magnolias. They're shaded, unscreened, and leaf heavy.

The plaster on those pools is often stained from decades of tannin and the equipment has been replaced a piece at a time. We spend a lot of our Sanford time on acid washes, retiling, and sorting out equipment pads that have three generations of plumbing on them.

West Sanford and the newer subdivisions

Out toward Rinehart Road and the neighborhoods near the Lake Mary line, the housing is from the nineties on and the pools are screened with modern equipment. Salt systems are common, and the hard water in Seminole County scales the cells if they're not cleaned regularly.

Those pools mostly need steady weekly service and someone who knows how a variable speed pump should be programmed, because a lot of them are running at full speed all day for no reason.

Lake Monroe and the water table

Anything close to Lake Monroe or the river sits on high groundwater. Draining for an acid wash or resurface needs a relief valve open and the water table checked first. We do that on every Sanford drain.
